To ensure the comfort and safety of our guests, please abide by the following rules:

Registration and Arrival Check-In Procedure - Check-in for RVs: 1:00 PM - Check-in for Hotel: 3:00 PM - Check-out for RVs: 12:00 PM - Check-out for Hotel: 11:00 AM - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Management & Ownership Prerogative - We reserve the right to refuse service to anyone at any time. - We reserve the right to make exceptions to the rules. - We reserve the right to change the rules at any time without notice. - The resort or resort personnel are not responsible for any loss, damages, or claims to property of resort guests due to theft, fire, natural causes, or any other causes. - We do not assume responsibility for any act of nature (wind, rain, lightning, flood, tornado, et). - If you break or bend any rules, we have the right to remove you from the property, without a refund. - If we determine, at our sole discretion, that your behavior or the behavior of your family or guest is disruptive or not in harmony with the park, we will remove you from the property without refund. - By law, Tropic Island Resort is a service-oriented business and therefore, we do not have a landlord/tenant relationship with any daily/weekly/extended stay guests. Vehicles - One vehicle and one golf cart are allowed at your site and must have the proper blue or pink hang tag on the rearview mirror. - All other vehicles must be registered through the office and pay the $10 a day fee to receive the necessary green hangtag for visitors. - All vehicles must be legally licensed, insured, and in operating order at all times. - Any vehicle without a proper parking tag will be towed at the vehicle owner’s expense. - Parking in empty RV sites or numbered hotel sites will be grounds for towing with or without a parking tag. UTVs - UTVs are not allowed in our park due to Port Aransas’s city ordinance and law (section 551.301 of the Texas Transportation Code). - UTVs are not authorized in the city of Port Aransas, including the Beach. Golf Carts - Children under the age of 16 must be with an adult in the front seat of the Cart. - Only fully licensed drivers may operate golf carts on this property. - The speed limit on the property is 5 Mph. - You will be asked to leave with no refund for violating any of these rules. No Exceptions! Damage - Any damage to Hotel rooms or RV sites is the responsibility of the guest to report. - Damages will be assessed and will be billed to the guest for repairs. Speed limit - For the safety of our patrons & pets, please obey the 5 MPH speed limit throughout the resort. Payment - All fees must be paid in advance. Fees are based on two people and one tow vehicle. - All visitors must register at the office to use the facilities. - Any stay of 30 days or longer will be charged for the electric usage accrued during the stay. Insurance - All guests are required to show proof of valid insurance upon request. Trash - Please put your trash in plastic bags and place them in the nearest trash receptacle. - We have lots of critters roaming about, so please don’t place trash outside at night. - If you clean fish at your site or in our fish house, please double-bag your remains before promptly depositing them in the dumpster. Parking - Boats, boat trailers, and golf cart trailers are not permitted in the park. - Please help us manage congestion by parking all boats and boat trailers in the designated parking area. - See the office to reserve your space. - These spaces fill up fast, so please reserve in advance if you can. - UTVs are not allowed in our park. Laundry - Please do not leave your laundry unattended. - Do not put out clotheslines or hang laundry outside. Pet Policy - Do not leave your pet outside unattended. - All pets must be on a leash at all times. - Pets may be walked in designated areas; however, you must pick up after your pet. - If your pet disturbs other guests or is aggressive to other guests or pets, you will be required to leave the resort without a refund. - A $50.00 fine will be imposed on any pet owners who do not pick up after their pet. - In the hotel, a pet fee of $50 will be charged per pet, and there is a maximum of 2 pets per room, no exceptions. - Pets may not be left unattended in the rooms unless they are in a secure kennel/crate. - The guest will be responsible for any noise issues or damage caused by your pet. Swimming - The pool closes at 10 pm every night to ensure that all chemical treatments have time to cycle, and the water is clean and safe to swim in for the next morning. - Jumping the fence and entering the pool after it has been closed will result in your immediate removal from the property with no refund. - There is no lifeguard on duty at any time. - Our resort is not responsible for your safety. - Life Jackets are recommended. - Swim diapers are required for all children who are not fully toilet-trained. - Swimsuits must always be worn in the pool. Please remember we are a family-friendly resort and dress appropriately in the pool area. - All children under the age of 14 must be accompanied by a parent. Children - Parents are responsible for their children at all times. - Children must be on your site by 9:30 PM. And give them a hug! Cleanliness - All sites must be kept neat and clean at ALL times. - No trash, trash bags, cigarette butts, clutter, etc. at any time Fireworks - Are not allowed in the park. Clubhouse - Do not remove any resort property from the building at any time. Smoking Policy - No Smoking or vaping in public buildings. - Do not drop your cigarette butts on the ground. - Smoking of any type in a hotel room or cottage by a guest or visitor will result in a $250 cleaning fee. Quiet Time - 10:00 pm – 8:00 am - Screaming, cussing, or any kind of verbal or physical abuse towards our staff will get you removed from the park with a police escort. - Please ask the manager before taking it out on our staff. Refunds be given in accordance with the Cancellation Policy below: Spot2Nite booking fees are non-refundable.

Campground Cancellations Policy - Reservations canceled more than 30 days before scheduled arrival will be given a full refund of the deposit. - Reservations cancelled within 30 days or less will forfeit the deposit on the reservation. No shows will be charged the full amount of the reservation. - All reservations paid on a month-to-month basis must give a 30-day notice by phone or in person at the office to end a reservation before the scheduled checkout date. - If you do not, you will be held responsible and charged for a full month’s rent. Hotel Cancellations - Reservations cancelled 72 hours or more before your stay will have the deposit refunded. - If you cancel within 72 hours, you will lose the deposit. - No shows will be charged the full amount of the reservation. - There are absolutely no refunds for early departure. Refund Policy - Please note that if your reservation is cancelled 30 days prior to your arrival, Tropic Island Resort will provide a full refund, less a $25.00 change fee per reservation. - If you cancel your reservation within 29 days prior to your arrival, all deposits paid (equal to your first night’s stay or $250 for monthly stays) will be consumed as your cancellation fee, and your reservation will be released. - All Spot2Nite reservations require payment in full at the time of booking. - Please contact Spot2Nite to cancel a reservation via email to [email protected] or call (877)778-2683, Option 1. - Spot2Nite convenience fees and credit card processing fees are non-refundable.
