To ensure the comfort and safety of our guests, please abide by the following rules:
Check-In Procedure - RV Check-in time: 1:00 pm. - Check-out time: 11:00 am. - Check-in is 3:00 pm on the day of arrival. - If you would like to request an early check-in, please contact us. - Early check-ins cost $20. - All early check-ins must be approved by Management and are based on availability. - Late check-outs are subject to an additional fee. - All late check-outs must be approved by Management. - If approved, late check-outs will cost $20, based on availability. - If you wish to extend your stay, please contact us 24 hours in advance. - Based on availability, we may or may not be able to extend your stay or keep you in the same site or rented accommodation. - Please visit the Front Office to check in for your reservation. - To expedite your check-in, please acknowledge and sign our policies online. - Office hours are subject to change; check with the property for current times. - If you require a check-in after hours, please contact us ahead of time to make alternate arrangements for your check-in. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Payment Policies - Full payment is due at the time the reservation is made. - All rates are subject to Taxes and administrative fees. - Rates/policies are subject to change and vary during high-impact periods and special requests. - We accept major credit or debit cards (Visa, MasterCard, American Express, Discover). We do not accept personal check payments. - A valid credit card is required to be on file for all reservations, which Camp Eddy has the right to charge for any unpaid amounts owed by the guest, or for such other amounts that are the responsibility of the guest (including, without limitation, property damage caused by a guest), in accordance with applicable law. - We do not accept partial payments. Fees - All nightly rented accommodations will be charged a one-time, non-refundable cleaning fee at the time of booking. - Should guests leave a property in unacceptable condition, an additional $100 will be charged to their account. - Should guests park outside of their designated parking spaces and damage our landscaping, an additional $85 will be charged to their account. - RV Sites will be assigned upon arrival. We cannot guarantee a site allocation. Dogs - Well-behaved dogs are welcome. - All dogs must be registered on the property. - Dogs are allowed for a one-time, non-refundable cleaning fee of $60 per dog for up to two dogs in nightly rented accommodations. No additional pets are allowed. - Dogs are allowed in any tent or RV site free of charge. - All damages or injury to property or persons is the responsibility of the guest. - All dog waste must be properly disposed of. - Waste bags are provided on the property. - Not cleaning up after your dog may result in an additional clean-up fee of $50. - Dogs resulting in noise complaints will be charged an additional $75 fee. - If recurring, guests may be asked to leave. - All dogs must be leashed when outside; dogs are not to run at large. - Owners with pets off-leash may be charged a $50 fee. - Guests must remove dogs from the accommodation before housekeeping can service or enter a rented accommodation. - The Camp Eddy team will not enter a rented accommodation with a pet present. - Management reserves the right to deny a guest a dog if the proposed pet would pose a threat to the health and safety of other guests. - Management reserves the right to evict from properties and forfeiture of all monies paid should the guest disregard policies set forth. - In the event that your dog is left unattended, and this results in noise concerns and /or damage, a fine will be incurred, and you will be contacted by Management to rectify the situation. - If the situation is not resolved, you may be asked to vacate the premises. - Camp Eddy does not accept responsibility for liability for unattended pets. Smoking Policy - Absolutely no smoking of any kind inside. - Guests who violate this policy will be charged an additional cleaning fee of $500. - Smoking is not allowed within 25 feet of any common space. Site Reassignment Policy - Camp Eddy reserves the right to make accommodation/site and/or other changes to a guest's reservation, which become necessary due to unforeseen circumstances. - Camp Eddy will do everything possible to ensure the impact of any change is as minimal as possible. Maintenance - Refresh cleanings are available upon request and must be requested by the day before you want service, before the office closes. - The cost is $15 per service. - Requests can be made at the front desk, by phone, or by email. - Units need to be free of mold and dirt, etc. - Any skirting on units must be well-maintained. - In order to keep all trailers safe and towable, the main frame, including the hitch and axles, must be kept intact with no rusted-through areas. - The exterior (underbelly, walls, and roof) must be maintained in a safe condition, with no large dents or holes that could cause injury, allow rot from leaking, or openings for insects or rodents. - No window a/c units are allowed. - Guest agrees to move temporarily from their site to an alternative section in the event that construction must be performed. - Management may enter a unit without prior written consent in the case of an emergency or when the unit has been abandoned. - A tow vehicle is required to be on-site for any RV site bookings. Maximum Occupancy - Each accommodation/site has a stated maximum occupancy level. - The maximums are set to ensure your comfort as well as not to overburden the property. - Any additional accommodation/site has a stated maximum occupancy level. - The maximums are set to ensure your comfort as well as not to overburden the property. - Any additional occupants may be asked to leave the property. Pop-up and Conversion Van - Pop-up campers and conversion vans are only permitted on designated sites. - Sites are designed to accommodate one unit at a time. - Tents are prohibited without management approval. Tiny Homes & Airstreams - Please obey parking rules for our Tiny Homes & Airstreams. - No more than 2 vehicles per RV spot. - 1 vehicle per accommodation. - No additional trailers are allowed in the RV sites. - Please check with the front desk for additional trailer parking or questions regarding parking. RV's - All RVs shall comply with applicable statutes, regulations, and codes. - All RVs shall be tagged and registered. - Other than RV use, no other use of water or sewer sources is permissible. - No RV or vehicle shall exceed 10 mph within the park. - All RV Stays that are 7 days or longer must have a camper that is not older than 10 years, except upon approval. Sewer - All sewer hoses must be undamaged, and sewer connections must be tight with a sewer donut around the sewer hose at the point of connection to the sewer pipe. - Any damaged or leaking hose must be repaired immediately. - Guests are responsible and will be charged for any damages caused by the guest's sewer hookup. Skirting - All RV skirting must be temporary and removable, with no permanent or semi-permanent structures allowed. - The skirting should be made of a fabric or plastic tarp material, either white or black, and must be securely attached to the RV. - The use of wooden, hay, or any other structures as RV skirting is strictly prohibited. Wastewater - The discharge of any wastewater (septic or gray water) or any other toxic or hazardous material is strictly prohibited. - Formaldehyde products or any other tank cleaning chemicals are not permitted. Electric Pedestals - Site electric pedestals are owned by Camp Eddy- any guest found tampering with electrical pedestals will be removed from the property without any refund. - Guests should not overload electric pedestals and should utilize code-compliant, approved outdoor extension cords. - Please help conserve electricity, turn off all non-essential lights (inside and outside), A/C, and heaters when not in use. No Stakes - Please do not stake your outdoor rug/carpet into the ground of our RV Site. - This can damage/puncture our irrigation system that runs below each of the sites. Fencing - Chain Link fencing or any type of structured crating that resembles home fencing is not allowed at any site. - Open-ended, non-permanent, open-top crating that is made specifically for dogs (with a four-foot maximum height) may be allowed at a site with prior approval of management. - Cannot damage any grounds or landscaping. Grounds Use Policy - Altering the landscape or grounds is not allowed. Cleanliness - Guests are responsible for keeping their area clean and free of debris and clutter, which includes but is not limited to construction materials, excessive potted plants or other décor, and interior furniture. - Sites and decks must always be kept neat, and decks may not be used as a storage area. - Only furniture intended for outdoor use may be located on sites and decks. - No display of any appliances on decks or sites is permitted. - Tarps, carports, washers, dryers, pools, etc., are not allowed on site. - Sites deemed by the management to be in violation of this policy will require immediate cleanup/removal and may be subject to a fine and/or removal from the property without refund. Housekeeping - Additional housekeeping services are available by request. - We kindly ask that you provide us with 24 hours' notice or a schedule at check-in. - Housekeeping hours are from 10:00 am to 3:00 pm. Winter Water Policy - Hoses must be disconnected overnight from the hydrant anytime temperatures are predicted to be below 35* Fahrenheit. - 28-day stay reservations must have a heated hose connected; the guest is responsible for providing. - Violators are subject to a minimum $250 damage charge for repairs to our water system. Prohibited - No use of generators. - No use of any incense, sage, candles, or other heavily scented products in accommodations/units. - Any washing of RVs or personal vehicles is prohibited. Respect - Please respect your neighbors' privacy and space by not walking on or passing through other guests' sites. - Be mindful of our local culture, wildlife, and the community around you. - We ask that you adhere to local bylaws and help conserve resources. - We pride ourselves on maintaining an inclusive, family-friendly environment. - Any form of harassment, offensive behavior, or intolerant language related to race, color, national origin, religion, sexual orientation, gender identity, disability, or political views will not be tolerated. - Displaying flags, signs, or other symbols that are vulgar or represent political figures or candidates is prohibited. - We reserve the right to evict any guest immediately, without refund, for not following these rules or for refusing to remove offensive displays or symbols upon request. - Camp Eddy is dedicated to creating a welcoming and respectful environment for both guests and staff. - We ask our guests to always treat our staff with courtesy and respect. - Any form of disrespectful behavior, such as shouting, abusive language, or rudeness, will not be tolerated. Firearms & Weapons - Guests must obey all federal, state, and local laws regarding the ownership and possession of firearms and other weapons. - Firearms and other dangerous weapons are not permitted on any property; provided that, if permitted by local law, guests who legally own a firearm may keep such firearm in a locked, private vehicle in parking areas. - The discharge, use, display, or handling of firearms, BB guns, air guns/rifles, or similar devices or weapons, or any other failure to comply with these guidelines, is strictly prohibited and will subject the offending guest to immediate eviction from the property, without refund. Special Offers - Special offers are subject to change at any time. - Special offers cannot be used in conjunction with any other promotions. Business - No business or commercial enterprise shall be permitted to operate from or within the property without prior written consent of property management, and no advertising signs may be placed on the site. - This restriction does not preclude any guest from conducting business in their home on a strictly digital or remote basis (i.e., where the activities of the business do not bring additional traffic into the community or to the guest's site, cause a nuisance or excessive noise, affect the appearance of the guest's home, or are deemed inappropriate by management, in their sole discretion. - A business also includes any commercial enterprise which, requires traffic from the outside of the property to enter for the purpose of dealing with said business, uses any type of sign or advertising on the exterior of the home, includes door-to-door canvassing of property guests, interferes with the safe, pleasant, and enjoyable use of the property by any of its residents or guests, involves the purchase of a manufactured home or RV or any interest in a manufactured home or RV for the purpose of resale, leasing, renting or other business use. - Private garage, tag, yard, and craft sales are not allowed within the property except those that are approved or sponsored by management. - Should this type of activity be sponsored, it is imperative that guests remove all items from their yards immediately following the event. - No type of business may solicit on the property unless approved by management in writing. - Please notify the property manager if you see any solicitors or suspicious activity. - No guest/person shall list the property's address under any business name or LLC Age - Must be 21 or over to reserve and check in. Quiet Hours - 10:00 pm - 8:00 am. - Guests resulting in noise complaints will be charged an additional $75 fee. - If recurring, guests may be asked to leave. Fireworks - The use of fireworks, including sparklers, or any other form of explosive or incendiary device, is not permitted under any circumstances. - Anyone caught with fireworks may be removed from the property without a refund. Children Policy - Any child under 16 years of age must be accompanied by an adult in The Hub at all times. Damage - Camp Eddy will charge the credit card on file should any damage occur to the property during the rental period. - Damage to furniture, linens, and other property will be assessed and then billed to the customer at our replacement cost, which may include labor costs. - We will always be transparent in our communication about damage to the rooms. - Keep in mind that excessively soiled linens, carpets, and furniture will be included as damages. Mail & Package Policy - Guests may receive occasional packages and special deliveries at the property, with property management permission, during office hours. - For regular mail service, all guests must sign up for a separate PO Box; the property will not accept routine letters/packages on the guests' behalf. - The property is not responsible or liable for packages, their contents, or their storage. - The property is not liable for any missing, lost, stolen, or damaged mail or package. - No guest may change their permanent address to that of the property. - Upon departure from the property, any packages delivered to the guest will be returned to the sender. Extended Stay Screening Policy - Any reservation request for a stay or staying on property for an amount exceeding 28 consecutive days is subject to a mandatory background check prior to confirmation. - This policy is in place to ensure the safety, comfort, and well-being of all guests, residents, and staff. - By submitting a request for an extended stay, the guest agrees to provide any necessary information and authorizations required to conduct the background screening. - The cost of the background check is the sole responsibility of the guest and must be paid in full before the screening is initiated. - The reservation will not be finalized or guaranteed until the background check is completed and approved by management. - Management reserves the right to deny any extended stay request based on the results of the background check at its sole discretion. Photography/Video Consent - As part of Camp Eddy marketing and other efforts, we may sometimes take pictures, video, or audio recordings of the property and our guests and visitors. - In choosing to stay at one of our properties, each guest and visitor present on the property hereby consents to our capture and use of voice recordings, images, videos, and likeness for any marketing or other purposes not prohibited by law, indefinitely, and without payment of any royalty, licensing or other fees whatsoever. - If any minor children are present, their legal guardian is required to let the manager know at the time a photo or video is taken that permission is not given to use their likeness for any marketing purposes. - Guests agree that it is strictly prohibited to take photos or videos of other guests, their vehicles, or their personal property without their permission. Disclaimer - Management reserves the right to evict or refuse entry to any person who has evidenced a disregard for the rules without a refund. - The Renter agrees that Camp Eddy shall not be liable to Renter, Renter’s guests, invitees, or any other person for any injury, loss, or damage to any person or property on or about the rental premises. - Renter shall hold Camp Eddy harmless and indemnified from and against all loss or damage occasioned by use, misuse, or abuse of any part of or fixture on the premises, surrounding areas, and from or against any omission, neglect, or default of the Renter, his/her guests, or invitees. - The Renter acknowledges that Camp Eddy assumes no liability thereunder - We will not share or sell subscriber information with 3rd parties for their direct marketing purposes. - No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. - All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties. - By selecting the check box on the bookings checkout page, guests agree to receive marketing SMS. - Guests may receive an SMS before/during/after their stay with us. - Reply stop to opt out | reply help for assistance. - Standard message and data rates may apply
Cancellation policy for Camp Eddy

Campground Cancellation Policy - We charge a $20 cancellation fee for any cancellation, regardless of reason. - In addition, the $1.50 booking fee is non-refundable. - Cancellations made at least 7 (seven) days prior to your arrival date are eligible for a refund of the remaining balance, minus the $20 cancellation fee and the $1.50 booking fee (total retained amount: $21.50). - Cancellations made with less than 7 days’ notice are non-refundable, and you are responsible for the entire cost of your reservation. - The cancellation fee also applies to changes in your arrival/departure date, which result in a shorter stay. - No refunds are provided for late arrivals or early departures. - Camp Eddy reserves the right to cancel or amend any reservation without notification should the deposit or payment dates not be met. - 28-day stay. - The guest’s deposit will be fully refunded, regardless of the cancellation date. - The guest must pay for their stay prior to check-in. Group Cancellation Policy - Up to 30 Days Before Arrival, full refund, minus a $20 fee per reservation. - 15–29 Days Before Arrival, a refund of 50% of the total reservation cost. - 14 Days or Less Before Arrival, no refunds will be issued. How to read Good Sam Ratings
The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
