Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
Registration and Arrival Check-In Procedure - Upon Check please go to the office. - For late or early check-in or check-out, please give us a call. - Check-In:3 pm. - Check-Out: 11 am. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Liability - Lessee or their invited guests shall indemnify and save Island View, LLC harmless from any cost, liability, or expense arising out of any claim whatsoever by reason of the use, misuse, or condition of the lot and any of Island View, LLC property, or of any other cause. Lessee or their invited guests shall indemnify and save harmless Island View, LLC from any charge or expense arising out of their death or injury, or loss or damage to any property. Lien - All property placed on the premises by the lessee is subject to a lien in favor of the owner and said lien shall be in addition to the statutory landlord’s lien, and all property left on the premises by the lessee shall be deemed abandoned and may be disposed of by owner as they shall see fit. Lessee Violations - If the lessee should have a default in the payment of rent, or violate any of the provisions in this agreement; the owner may notify the lessee by mail or otherwise. - Unless the lessee shall cure said default within 3 days of said notice, the owner may take possession of the premises and may institute the suit of Forcible Entry and Detainer and obtain a writ of possession thereby. - In the event, that the owner files suit against the lessee resulting from the lessee’s default herein, the owner shall be entitled to recover a reasonable attorney’s fee. - The venue for such proceedings shall be held in Marion County, Texas. - Lessee SHALL use their premise in such a way that it does NOT constitute a nuisance or disturbance to ANY other tenant. Agreement Changes - This agreement is subject to change at any time the owner feels necessary. - The owner may add rules, regulations, and guidelines at their own discretion as issues arise or occur. RV Sites - You MUST have a 2010 or newer model R.V., Trailer, Motor Home, or Mobile Home, unless APPROVED by the owner. - All units will be decided at the discretion of the owner. Leases - Leases beginning prior to the 15th of the month will revert back to the 1st of the current month. - Leases starting after the 15th will be moved to the 1st of the following month. - This is to simplify bookkeeping. Quiet Time Quiet time is from 10 PM to 7 AM Daily. Vehicles - No vehicles are to be stored or repaired on the property, WITHOUT permission from the owner. - Each lessee will be allowed 2 Vehicles ONLY unless PRIOR APPROVAL by the owner. - Lessee WILL NOT provide ANY guest with the gate code, EACH GUEST will be given their own. - The lessee WILL be responsible for ALL guests. - GUESTS MUST ABIDE BY ALL RULES and REGULATIONS Firearms - Firearms shall NOT be discharged on the premises; this includes air guns and BB guns. Construction - ALL construction or additions to the lot WILL NEED APPROVAL by the owner or a designee of their choice and WILL comply with the owner's standards and all CORPS of Engineers rules, regulations, and guidelines. - Sale of improvements is allowed PENDING APPROVAL from the owner for appearance, condition, and a current lease MUST be in effect. - If the lessee fails to maintain the lease, ALL improvements, materials, tools, etc, shall become the property of the owner. - Sale of existing unit is permitted with the PRIOR APPROVAL of the owner and will be dependent on the condition and age of the unit. Sublease - Lessee shall NOT sublease lot. Pets Policy - Domesticated household pets ONLY. - These pets MUST be on a leash at all times, and supervised by their owners. - Owners will be responsible for pet waste. ATV's & Golf Carts - ATV's and Golf Carts are permitted. You must abide by the rules above. - Loud Exhausts will not be permitted of any kind. - Insurance is required with Island View as a certificate holder. Speed Limit - The speed limit in the park is 10 MPH, and you are to drive on designated roads ONLY, driving on the grass or creating new trails/roads will NOT be permitted; failure to abide is subject to termination of lease. Utilities - Owner shall provide at their expense, water and sewer to the property. - Lessee will be billed monthly for electric usage. - All requests for other maintenance shall be made to the owner or agent, and the lessee shall not incur any expense for maintenance without written approval from the owner. - Lessee will deposit trash only in approved areas: owner will remove trash from these approved areas only. - Electric-$75 Deposit required. - We have a meter at each pedestal that IV will read and bill you monthly Disclaimer - Policies and terms are set and enforced directly by Island View RV Park and are subject to change as their policies are adjusted. - Please contact Island View RV Park for more details.

Refunds be given in accordance with the Cancellation Policy below: Spot2Nite booking fees are non-refundable.

How to read Good Sam Ratings
The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
