To ensure the comfort and safety of our guests, please abide by the following rules:
Check-In Procedure - Check-in time RV and Tent Site: 12:00 pm. - Check-in time Cabin and Glamping: 4:00 pm. - Check-out time RV and Tent Site: 11:00 am. - Check-out time Cabin and Glamping: 11:00 am. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Events and Amenities - Events and amenities have limited availability during non-peak season. Lock Fee - Specific RV sites, tent sites, and cabins may be requested, but are not guaranteed. - We do offer you the opportunity to guarantee your favorite site by paying our applicable locking fee. - If you opt out of the locking fee, you are guaranteed your selected site type or cabin type, but not the specific unit number. Rates - We have adopted dynamic rates that fluctuate based on occupancy, similar to the hotel and airline industry. - With that being said, rates vary based on availability and are subject to change with each search. Reservations - Reservations may be made up to 360 days in advance online. - Reservations must be made at least one day prior to arrival. Per Site - 1 camping unit and 2 cars per site. - Overflow parking upon discussion– see management. - Limit 6 people per site. - A maximum of two pets is allowed at all RV sites and Tent sites. - One small tent is allowed with an RV, as long as the occupancy limits are not exceeded. Age - Must be 18 or older to rent a RV site, tent site, cabin, or glamping site. Golf Carts - Transient stay guests are required to register their personal golf cart by providing proof of ID and insurance and paying a $100 one-time, annual fee or a $25 per stay fee. - Gas-powered golf carts may be allowed on a case-by-case basis. - Personal golf carts shall be permitted on the Premises on a limited basis and only if they meet one of the following conditions: the cart is classified as an approved OPDMD pursuant to applicable laws, or it is owned by a transient guest who has fully executed a golf cart registration agreement, paid the required registration fee, and provided valid proof of insurance. - All documentation must be current and in full compliance with the terms and conditions established by Park Management. - Park Management reserves the right to amend these terms at any time to ensure the safety of all guests. - Golf Carts must be operated properly. - The speed limit for Golf Carts throughout the entire Premises is 5 mph. - Horseplay, racing, or other misuse of a Golf Cart will not be tolerated. - Golf Carts are to be operated on campground roadways only. - No driving through campsites or other restricted areas. - Golf Carts are not allowed on any pedestrian track. - Golf Carts must remain on the Premises at all times. - Except for emergencies, Golf Carts are not to be operated during quiet hours (11 pm - 8 am). Flags - The following flags are allowed to be displayed at your site and throughout the campground. - All international flags, Military, including Air Force, Army, Marine Corps, Navy, Coast Guard, POW, MIA, and veterans, sports, and decorative flags such as holiday, seasonal, or garden. Bicycle Riding - Please, no bicycle riding after dark; state law requires helmets for all guests 13 and under. Firearms - Guests must obey all federal, state, and local laws regarding the ownership and possession of firearms. - Firearms are not permitted in any property buildings or common areas. - The only exception is that guests may have a firearm in a locked, private vehicle in parking areas if permitted by law. - The discharge of firearms, BB guns, air guns/rifles, or similar devices is strictly prohibited. Motorcycle - Campers may arrive on a motorcycle, but are not permitted to ride the vehicle around the park. Booking - Bookings made during Memorial Day Weekend or Labor Day Weekend with a Saturday arrival or Sunday departure date will not be accepted, unless made within 1 week of booking. - Same-day bookings may be available by calling the office, subject to availability. Minimum Stays - Three-night minimum during Memorial Day, 4th of July, and Labor Day. - One-night stays are permitted Monday through Friday. - Minimum stay requirements may apply during your requested dates. - Three-night minimum stay required for holiday weekends. Quiet hours - Daily 11:00 pm-8:00 am. Rates Based on RV and Tent Sites - Rates based on 4 people (4 years old and older). Toddlers - Toddlers aged 3 and under are complimentary and do not count toward site occupancy. Pets - Pets of the registered RV site occupant are welcome, but limited to 2 pets per site. - All cabins are pet-friendly. - A $50 pet fee is required for one pet, $75 for two pets - Guests or visitors may not bring pets with them. - If they arrive with a pet, they will not be permitted to enter the park. - Pet owner is responsible for noise and clean up. - Pets must be kept on a leash and may not be left unattended at the site. - No pets allowed at tent sites. - We reserve the right to remove hostile pets from the parks. Rates Based on Cabin, Glamping, and Tent Sites - Unless otherwise noted, rates are based on 4 people (3 years old and older). - Additional person fees apply. Tents - No tents allowed at or in cabins. Smoking - Our cabins are non-smoking. - An excessive cleaning fee will be assessed if the policy is violated. Guest Responsibilities - Guests are expected to leave rental units in a reasonably clean condition at departure. - A $75 cleaning fee may apply if basic cleaning guidelines are not met. - Units left in an unreasonably filthy condition, with unauthorized pets, or evidence of smoking will incur a minimum $250 professional cleaning fee. Pool Rules - At least one person under the age of 16 must have a supervising companion to be in the pools and within the pool area. - Supervising companion is understood to mean a person who is responsible for assuring that the child will comply with applicable rules and regulations. - Please supervise children at all times and follow all posted signs and rules. - US Coast Guard-approved Life Jackets and Puddle jumpers are encouraged for all children 48” or less. - Never swim alone. - A minimum of two adults, 18 years of age or older, must be present whenever the swimming or activity pool facilities are used by you or your guests. - In an emergency, you and/or your guests must notify the facility operator and contact help as soon as possible. - There is no substitute for adequate supervision. Behavior - We expect all guests to behave in a family-friendly manner. - Line jumping, profanity, and unruly behavior are considered offensive behaviors and could result in the guest being ejected from the property without a refund. Dress Code - Proper swim attire is required. - Swim attire must be appropriate for a family environment. - Inappropriate swim attire: Jeans, cut-offs, undergarments, swimwear that is revealing or has messaging that depicts violence, nudity, vulgarity, or discriminatory language or graphics. Outside Food and Beverages - Food, drinks, and coolers are allowed in the pool area. - Glass, bottles, or containers, and alcohol are not permitted, and coolers are subject to inspection upon entering the pool area. - Food is not allowed in any pools or spas. Prohibited - Pets are not allowed, except for working service animals. - Service animals must always be with their handler and may not be in pools or in contact with the water. - Smoking, vaping, or e-cigarettes are not allowed in or around the pool area. - Firearms, ammunition, knives, and weapons of any kind are not allowed. - Larger outside flotation devices, including floats and rafts, are not permitted. - Breath-holding games are not permitted in any pools or attractions. Inclement Weather - For your safety, the pool may need to close during severe weather, such as electrical storms, heavy rain, or high winds. - If weather causes a closure, every attempt will be made to reopen as soon as it is safe to do so. Parking - As a courtesy, our employees, if so requested, may assist with directing you to your designated Cabin or campsite. - Regardless of the involvement of our employees, it is your sole responsibility to (a) ensure safe driving to and from the Cabin or campsite, (b) ensure safe parking at the Cabin or on the campsite, (c) confirm that the campsite will accommodate your specific trailer/RV, and (d) not hit any branches, bollards, trees, improvements, other persons or their property, etc. when traveling to or from or positioning your RV at the Cabin or on the campsite (collectively, “Parking”). Our Right to Refuse Service - The Premises are privately owned, and park management reserves the right to refuse service to anyone for any reason except for those prohibited by law. - You and your Guests are allowed on the Premises only pursuant to the rights granted in your permit, which may be revoked by the Park at any time, and you do not have any rights as a tenant. - Park Management reserves the right to require any person or party it deems necessary to leave the Premises based on violations of Park Rules or behavior Park Management believes is unlawful or deems dangerous, threatening, offensive, harassing, inappropriate, disturbing, disruptive, or inconsiderate to others. - Harassment or mistreatment of our staff or other Park guests, including but not limited to racist comments or hate speech, will not be tolerated under any circumstances. - You acknowledge that you have read this notice and agree to it as well as to all other park rules and regulations. - In addition, you understand and agree that you are responsible for your actions and the actions of all of your Guests, including any invitees that visit the Park during your stay. - You acknowledge and agree that neither you nor your guests or invitees is a registered sex offender in any state or jurisdiction. - You understand and agree that Management or its employees may conduct a search of my name through the National Sex Offender Registry, and if Management, in its sole discretion, determines that I or my guest or invitee is in fact a registered sex offender, my reservation will be canceled without refund. Photographic Release - On behalf of yourself and each of your Guests, you consent and authorize us to photograph, video tape or otherwise record you and your Guests and you grant us and our affiliated entities and promotional partners the right to use the photographs and/or motion pictures and video taken, including your and your Guests’ names, likenesses and voice, as well as any testimonial statements made by you or your Guests, and all other aspects of your and their personality, and any reproduction of them in any form, for the purpose of publicizing, promoting, and advertising the Park and the Park’s attractions in any media now known or later developed, in perpetuity and throughout the world, for any purpose, without compensation. Motorcycles / Mopeds/ Electric Scooters or Bikes - Motorcycles and mopeds may be driven from your Cabin or campsite to the road on which our main entrance is located only by licensed drivers and only on Park roads in compliance with all Rules (including, without limitation, speed limits, traffic signs, and traffic laws), and no minibikes, motorbikes, or motor scooters are allowed on the Premises. - Electric scooters or electric bikes are only allowed as Other Power Driven Mobility Devices (“OPDMD”) for persons with disabilities with pre-authorization from Park Management. Additional Policy for Cabins Cleaning - At your departure, the Cabin must be left in a reasonably clean condition (broom swept), garbage must be removed from the cabin and disposed of in the dumpster, all kitchens and kitchenettes are to be left clean, all dishes are to be washed and put away, and the microwave, refrigerator, stove, and countertops are to be wiped clean. - If these tasks have not been satisfactorily performed, we may charge your credit card or debit card with a $75.00 cleaning fee. - If you leave the Cabin in an unreasonably filthy condition, permit a pet to occupy a Cabin not designated as pet-friendly, or smoke in a Cabin, we may charge your credit card or debit card on file with us for the cost to professionally clean the Cabin ($250 minimum charge). Damage - All damage to the Cabin, whether caused by you, your Guests or pets, must be disclosed to the Park registration office immediately, and in any event, no later than at checkout. - All damage occurring to the Cabin during your stay will be charged to your credit card on file with us after a thorough inspection has been made by Park Management. - Damages for which you will be responsible include, but are not limited to: lost key(s); broken/lost TV/DVD/AC remote controls; broken items; broken windows; discharged fire extinguishers (if not used for a fire); damaged, dented, bent, or scratched appliances, furniture, cabinetry, pots, pans or dishes; ripped, torn, burns, or other markings or stains on carpet, rugs, drapes, towels, walls, blankets, linens, bedding, mattresses or covers; marks or holes in walls, any damage to the outside of the unit, including decking, stairs, roofing, utility hookups, grills and firepits, if any; and any damage to the Premises, including to landscaping and any and all other equipment or improvements. - Damages for which you are responsible include all costs of repair and replacement, including materials, labor, taxes, and other applicable charges Long Term Stays (30+ Days) - On a recurring basis, Park Management shall be permitted to conduct inspections of the Cabin for routine maintenance, cleanliness, and appropriate use with at least 48 hours’ notice, or immediately and without notice in the event of an emergency, a real or suspected safety threat to any Park personnel or guest, or any actual or suspected unlawful activity. Electric Vehicle Charging - Charging electric vehicles (EVs) on the Premises is strictly prohibited, as our circuitry is not rated nor intended to withstand the constant electrical draw that occurs with such use. - Doing so has the potential to damage our electrical infrastructure, your vehicle, or both.

Cancellation & Refund Policy - We do not give credit or refunds due to the discomforts of nature. - The fun continues rain or shine. - Our cancellation policy varies depending on the timing of your cancellation notice in advance of the reservation date. - This policy will apply regardless of COVID-19. - Refunds are prohibited for weather conditions, voluntary departure, acts of nature, or evictions. - Any refund processed will be refunded in the same form that it was originally paid or a reservation credit can be issued towards a future stay to be used within one year from the date the reservation credit was issued. - All refunds processed via credit/debit card will be processed back to the original credit/debit card used, no exceptions. For Campsites (RVs/Tents) - 2+ weeks, refund less $25 cancellation fee or full refund issued in camp credit. - 1+ weeks, 50% of the reservation is issued in camp credit, and 50% of the reservation is forfeited. - Less than 1 week, full reservation forfeited. For Lodging (Cabins/Yurts/Glamping) Rentals - 3+ weeks, refund minus $25 cancellation fee per campsite or full refund issued in camp credit. - 2+ weeks, 50% of the reservation is issued in camp credit, and 50% of the reservation is forfeited. - Less than 2 weeks, full reservation forfeited. Refund Limitations and Conditions - Refunds are prohibited for weather conditions, voluntary departures, or evictions. - Any refund processed will be refunded in the same form that it was originally paid, or a reservation credit can be issued towards a future stay to be used within one year from the date the reservation credit was issued. - All refunds processed via credit/debit card will be processed back to the original credit/debit card used, no exceptions. No Show Policy - Reservations will be held until check-out time on the day following your scheduled arrival. - No shows will result in full forfeiture of funds. Payment Policy - Payment is due in full at the time of booking. - We gladly accept Visa, Mastercard, Discover, and American Express. - All outstanding balances are due no later than 30 days prior to arrival. - Any outstanding balances that remain 29 days prior to arrival will automatically be charged to the payment method used for the initial deposit without additional notice. - Any declined final payments will be canceled, subject to the cancellation policy. Change Policy - Changes to reservation arrival or departure dates made outside of the cancellation window (2+ weeks for Campsites, 3+ weeks for Cottage Rentals, and 5+ weeks for Lodging Rentals of 8 or more people) will result in a one-time courtesy change, and every change made thereafter will be charged a $15 service fee. (See specific policy above.) - The guest is responsible for any resultant difference in rates. - Changes made to decrease occupancy or pets resulting in a credit owed will result in the issuance of a Camp Credit. - Camp Credit will remain active on the User Account and will expire one year from issuance. - Reservation arrival or departure dates may not be changed inside the cancellation window. Weather & Natural Disaster Policy -The cancellation and refund policy may be amended in the event a natural disaster for example, a blizzard, hurricane, or tropical storm watch/warning is issued for the camp-resort area or the guest's residence within 48 hours of the reservation arrival date or when there is a mandatory evacuation of the area and the camp-resort will be closed for an extended period of time. - All Spot2Nite reservations require payment in full at the time of booking. - Please contact Spot2Nite to cancel a reservation via email to [email protected] or call (877)778-2683, Option 1. - Spot2Nite convenience fees and credit card processing fees are non-refundable.

The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
